A building management system (BMS) is the control system running a building’s mechanical and electrical plant: HVAC, lighting, power, and often fire and access systems. It is the building’s nervous system, usually managed by landlords or FM engineers rather than workplace teams.
The modern opportunity is connecting the BMS to occupancy data. When the BMS knows only 40 percent of the building is in use, it can condition 40 percent of the building. That link between booking systems and building controls is a defining feature of a smart office.
