What is Hard Services?

Hard services are the facilities management services tied to the physical fabric of a building: HVAC, electrical systems, plumbing, lifts, fire safety systems and structural maintenance. Most are non-negotiable because law or insurance requires them.

Hard services consume the bulk of an FM budget, and occupancy data increasingly drives them: heating, cooling and lift scheduling can follow real attendance patterns instead of a fixed timetable, which is where hybrid offices find energy savings.
